Typical Information Needed with Project Permits

Accessory Building or Detached Garage
Show location on lot including flood plain elevation line if applicable. NO permanent structures in the building setbacks. If greater than or equal to 250 ft2, exterior siding must be 80% masonry. Cementitious fiber board (e.g., Hardi Board) does not qualify as masonry. If the foundation is engineered, include foundation plans.
Does the structure include any of the following? Electrical, Water, Sewer and/or Propane

Chicken Coop
Review the section on chickens in the adopted Animal Control Ordinance for size, placement, and allowable number of chickens.

Fence
Pool Barrier/Enclosure: Must be compliant with adopted Swimming Pool and Fence Ordinances.
Property: Must be compliant with adopted Fence Ordinance.
Include a site plan.

Flatwork
Show location on lot. Rebar spacing, chair spacing, minimum thickness and strength requirements must be compliant with adopted International Residential Code. Coverage ratio of the front yard not to exceed 50% as required by the adopted zoning ordinance.

Generator - Backup Power
Show location on lot including location of connection points to home electrical and fuel source. NO permanent structures in the building setbacks.
Inspection date must be confirmed 48 hours in advance and a 2 hour notice is required the day of work being ready for inspection.

Home Remodel
Structure / Framing, Windows, Exterior Doors, Electrical, Water, Sewer and/or Propane. Include floor plans, elevations, framing, roof, electrical, mechanical (HVAC), plumbing and “to be built options” shall be clearly shown and detailed.

Irrigation
Water Source: Public Water Supply or Lake? A Dallas Water Utilities permit, and U.S. Army Corp Engineers permit are required to draw water from the lake.
Backflow prevention report due at time of inspection for systmes connected to a public water supply.

Outdoor Kitchen or Fireplace
Show location on lot. NO permanent structures in the building setbacks.
Does the kitchen include any of the following? Electrical, Water, Sewer and/or Propane/Natural Gas.

Propane Tank
Tank location must be installed per National Fire Protection Association (NFPA) 58, Annex I Container Spacing.

Solar Panels
Plans must include roof layout, mounting detail and electrical schematic. Provide an engineer's letter of structural integrity to certify the roof construction is adequate to support the new solar panel load. Technician must be onsite at time of inspection to remove all covers from equipment associated with the solar panel system.

Contractor Information

Permit Terms and Conditions

This permit shall become null and void if work or construction authorized is not commenced within one hundred eighty (180) days, or if work or construction is suspended or abandoned for a period of one hundred eighty (180) days at any time work is commenced.

All fees associated with this permit will be in accordance with the Town's adopted Consolidated Fee Ordinance at the time the permit is applied for.

The person issued the permit shall be responsible for submitting a request for inspection upon completion of the required steps identified by the building inspector.

The Town of Lakewood Village does not keep any personal information about you or your visit to our Internet site unless you have specifically supplied it to us. In cases where you have supplied us with information or sent us an email, such information will be treated in accordance with the applicable provision of the Public Information Act. This means that such information may be considered public information available to the public upon request. To the extent allowed by the Act and opinion of the Attorney General, the Town will make reasonable efforts to protect personal and financial information from disclosure.
